What can I say about Margaret Hart, except to say that she is amazing!
I found Margaret’s name through a Google search. We were selling my parents second home and were not living in Florida but in New York. We decided to sell the house shortly after my parents death. As soon as I spoke with Margaret, I knew we were in good hands. Margaret was knowledgeable, professional and kind. She was very familiar with our development and how to advertise and promote it. She understood how challenging selling a home was when we were out of state and she accommodated and helped us every step of the way.
Because she knew we were not on sight, she would go and check up on the house on a regular basis. When we had an issue with a noisy neighbor, she installed cameras to make sure he would no longer trespass. When we dealt with needing to fix the AC and the roof, Margaret not only found the contractors for us but was on hand to let them in and to make sure the job was finished. When we needed to sell my father’s car, she asked her brother for help. In other words, she was a Godsend. And through it all, she did it all with warmth and understanding.

Margaret went above and beyond to help me find a home. I lived out of state so I wasn't able to visit the homes myself. She went to numerous homes and did video calls to walk me through the houses. When most realtors would have given up or become frustrated due to me not liking any of the houses we saw, Margaret hung in there with me and was on top of getting showings scheduled. It was a very long process and I appreciate her helping my move to a new state go smoothly. I 100% recommend her!

I live in Michigan. I wanted to sell my property in Florida. I had been getting all kinds of offers that overwhelmed me. I decided to go with a realtor in Florida. A realtor in Michigan referred Margaret Hart to me. We had an instant connection. She was very professional and very patient. She explained every detail thoroughly of the process. Explaining Florida laws. I was especially captivated by the turtle law. She made sure I understood everything. Any time of any day she talked to me via phone when I needed to. She sorted out the many offerings and came up with a top five. Telling me why she picked the five. She then explained in detail every part of each offering. When a decision was made she continued to walk me through the process of all the documents. This all done by telephone and email . It was a long process because it was all new to me. She never let me down. In fact after the closing was complete,monies wired and deposited, she continued tiredlessly to go to "bat" for me when I was having a problem getting the buyers signature on forms and having those forms emailed to me. Margaret has gone the extra mile to ensure an exceptional home buying experience. .
We met Margaret through Realtor.com. She was very prompt to arrange viewings for us and proactively offered similar homes to view. Margaret knows the market well providing strong comparables to help us decide on our offer pricing strategy. She also gave us local knowledge (eg dog walking places).
We bid on a house with multiple offers and based on the comparables, we felt the home was worth so much. Margaret helped us with an innovative approach to our offer. We would be flexible on closing date to accommodate sellers and even do an early close with sellers remaining in the home for a few more months. Margaret worked with the sellers to position our offer accordingly and did not push us to increase our offer higher than we wanted. Although we were not the successful offer (another offer was much higher) we were comfortable with our position as we only wanted to pay so much.
Margaret has strong negotiation skillsets and knows when to push. As an example, we made an offer on one home and the seller kept coming back with crazy rebuttal offers. Although we worked with them through a few of these crazy counter offers, Margaret pushed them to make a decision on our final offer or we move on to buy a different house. She was successful on closing the deal.
Margaret has gone the extra mile to help us as we were travelling and not in Florida when the house closed. Margaret took the lead onsite during the home inspection to FaceTime us and again for closing walk through. She has been very flexible and helpful in turning off our water for us and ensuring the house is secure.
In summary, Margaret has gone the extra mile to ensure our home buying experience was exceptional. She was knowledgeable, attentive, extremely supportive and never pushed us. Her honest, helpful manner was truly valued.

Margaret was Fantastic.
We had a difficult experience with several owners or homes. Our offers were accepted but one owner was demanding on restricting. Another home was falling apart and another was plagued with drainage easements. Margaret kept working for us through these troubles.
The orginal difficult owner was much better the second time we made an offer.
This whole proccess when on for over 2 months.
Margaret keep locating homes that might meet our needs. She really did go beyond to help us.
